WeChat

I use WeChat to communicate with my Chinese clients using both text and voice messages. I find that to be the most consistent and reliable way to communicate with people in China. For Chinese clients in the US, we may still use WeChat but often iMessage and Facebook Messenger are equally convenient.

Google

Google is always useful for a quick translation or for mapping where a person is from or to what they are referring.

CRMs

I’m currently using LionDesk to keep track of details about clients who may not be ready to buy for quite a long time (years!) after we make our initial contact. I also use this CRM for drip campaigns to stay top of mind when sharing interesting real estate info.

Newsletters & Blogs

Additionally, reading the CIPS, Proxio, FIABCI, CHLMS, WealthX, and other newsletters and blogs is essential for staying up to date. Being able to chat comfortably with an international buyer and have shared knowledge helps me to connect in spite of the superficial difficulties communicating and any language barriers.
