Certified International Property Specialist (CIPS) Designation

The CIPS designation is for REALTORS® from the United States and abroad, as well as association staff and volunteer leaders who wish to develop or grow their international real estate business. It will provide you with the knowledge, research, network and tools to globalize your business.

This course offers you hands-on experience with international real estate transactions, as well as five full days of study focusing on the critical aspects of transnational transactions, including:

  • Currency and exchange rate issues
  • Cross-cultural relationships
  • Regional market conditions
  • Investment performance
  • Tax issues
  • And more!

The CIPS Designation Requirements

  1. You must complete five courses outlined below.
  2. All courses must be completed within three years of completing the core courses (Any courses completed more than 3 years prior to the submission of your application must be retaken to receive credit towards the education requirement of the designation).
  3. Upon completion of the courses, fill out and submit the U.S. CIPS application.

  • Application fee: $75
  • Annual CIPS membership renewal fee: $220

CAR Members: $65 | Non-Members: $75

In order to audit this course, you must be a current member in good standing with the National Association of REALTORS®. You must have already received the designation or certification to be eligible.

The CIPS Elective Courses

Global Real Estate: Local Markets [Core Course]

This introductory course offers you an overview of the international real estate business environment, including capital flow, currencies, government regulations and cultures. Topics such as international brokerage, networking, marketing, and selling will also be discussed.

You must take this course before taking any other CIPS courses. Upon completion of this course, you will receive elective credit towards the ABR and CRS designation (applies to U.S. members only).

Global Real Estate: Transaction Tools [Core Course]

This course examines how customary real estate practices need to be modified when working with international clients or properties.  Students learn how to research markets, convert metric measures, monitor currency trends, alert clients to tax and visa matters, and provide guidance and market knowledge to help clients make decisions.

Asia/Pacific and International Real Estate

This course addresses real estate practices in Asia and the Pacific with emphasis on cultural influences, economic trends and assessment of investment opportunities. An extra chapter on working with the Japanese is also included.

Africa and International Real Estate

This course will help elevate your knowledge, skills, and understanding of the real estate industry in Africa. You will learn about the geography, demographics, government, economy, and real estate sectors in 11 countries, and you will be introduced to our newest bilateral partners in Ghana, Nigeria, and South Africa. Because this is such a dynamic continent, you will be provided with resources to keep you up to date with current economic and real estate trends. Finally, you will learn about the cultural norms that affect business practices in each country.

Europe and International Real Estate

This course provides you with insight in regards to working with clients in Western and Central Europe. Topics include: the European Union and its impact on international real estate, economic and real estate trends, networking and relationship building, and marketing and selling practices.

The Americas and International Real Estate

This course offers you practical information on working with Caribbean, North, Central, and South American investors. Historical and cultural influences, regional relationship, and investment opportunities are covered along with a special focus on Mexico.
