New In 2025: Split Production Credit
The Sales Awards Program recognizes Chicago Association of REALTORS® members for their sales accomplishments, as reported in MRED. This year, MRED introduced split production credit.
With these new system enhancements, the Chicago REALTORS® Sales Awards’ top producer recognition is evolving to ensure it continues to recognize your achievements accurately. We’re excited about the additional reporting option for teams who wish to take advantage of it.
What is split production credit?
If you are on a team or co-list/co-sell with another agent, MRED has new fields when closing out a transaction that allow participating parties to indicate how they wish to “split” credit for the transaction. The split is decided by the participating parties, but it must add up to 100%. The transaction unit and sales volume will then be split in accordance with those percentages.
Listings added under a personal ID will not show up under the Team production unless the listing agent specifically gives credit to the team using MRED’s split production credit.
What does this mean?
Rest assured, if you have always been a team, this shouldn’t change much! Review this blog to confirm your reporting choices are still in line with your preferred business model. If you track your residential data as an individual, the split production credit feature does not apply to you.
For Teams: You now have two options for verifying your data.
- Option 1 – existing Teams tracking: If you have changed nothing about how your team operates or tracks transactions in 2025, and you’re satisfied with the current data reporting style used by your team, no action is needed. Proceed with verifying your data per usual.
- Option 2 – new split production tracking: If you have begun using MRED’s new split production credit feature, which allows teams to split a percentage of transaction credit with the responsible team member, this will now be recognized in the Sales Awards data pull for 2025 recognition.
All Teams should carefully consider which reporting method suits them best. Learn more about setting up, tracking and verifying Team sales production here.
For Co-Listing/Co-Selling Agents: Divvy up transaction credit with this new feature.
Click to expand the two examples below:
Agent A is affiliated with Team Chicago in the MLS and lists a property that sells for $400,000. When closing out the transaction, Agent A chooses to award 100% of the transaction credit to the Team. They enter those details in the List Broker/List Team Production Credit of the MLS.
For Sales Awards purposes, Agent A will receive no credit even though they were the listing agent of the transaction, and the Team will receive 100% credit, resulting in 1 transaction unit and $400,000 in sales volume to the Team. This same logic will apply to any percentage split entered.
Agent A and Agent B decide to list and co-list a property that sells for $300,000. When closing out the transaction, they choose to split the transaction so that 50% goes to Agent A and 50% goes to Agent B. They enter those details in the List Broker/CoList Broker Production Credit of the MLS.
For Sales Awards purposes, Agent A will receive a 0.50 transaction unit and $150,000 sales volumes, and Agent B will receive a 0.50 transaction unit and $150,000 sales volume. This same logic will apply to any percentage split entered.
